I'm Henry Tabeling, but most people in the industry just know me as Hard Money Henry. I don't hide behind rate sheets, guidelines, corporate jargon, or fancy titles. I'm just a real hard money lender who eats, breathes, and sleeps investment real estate.

Are you a direct lender or a broker?

We are a direct private lender, which means decisions are made in-house by the same team funding the deal. There’s no middleman, no loan committee delays, and no waiting weeks for approvals. This allows us to structure deals faster and more flexibly than traditional lenders.

Can new investors qualify for funding?

Yes. Many of our borrowers are experienced investors, but new investors are welcome if the deal is strong and the plan is clear. We look at the opportunity and the strategy, not just a credit score or a formula.

Do you require an appraisal for every loan?

Our claim to fame is no appraisal.  Because we are direct lenders, we can confidently value many properties without an appraisal and don't have guidelines to answer to. We evaluate the property, the numbers, and the opportunity using a practical underwriting approach so you can move quickly when a deal makes sense.

What do you mean by “common-sense underwriting”?

Instead of rigid checklists and automated approvals, we evaluate the entire deal including the property, your experience, the renovation plan, and the exit strategy. If the deal makes sense, we work with you to structure terms that help you win the project and complete it successfully.
